  "For the price we expected a lot lees than we got. If the service was a tad better and the apartment equipment was not in such a bad state and the environment better explained then i would gladly have given this place a 4 star rating. There was an lazy boy type armchair that could not be used at all as it is falling apart. Drinking glasses were crackled, Lounge/dining room light was not working so in the evenings it was quite a strain. The gate had no remote or tag as stated on the "to do" sheet, DVD machine would not play a rented DVD, 4 stove plates and braai was thick and sticky with old oil, maybe to guard against rust but VERY unhygienic, when one was used the plate had to be heated to be able to clean the plate filling the room with smoke. The lock on the stoop door in the living room was close to being ripped off its place. The flat door has an sliding lock on the inside but could not be used as it did not align. We did not know how to activate the alarm there was no one to show us the ropes The tumble dryer fluff filter was blocked with at least 20mm fluff showing that it has not been cleaned in ages and various colors of the different visitors. we also had no indication that we needed to carry 6 people's luggage and groceries down 3 flights of narrow stairs. Would be wise to inform visitors of this stairs as some do have medical issues.it is now 2 weeks since we paid our brake deposit of R500 and has still not been refunded or even contacted as to when it will be returned. I suppose it is our responsibility to beg for our deposit back .... On the good side most of the pictures are as they are on the site and their response to the quote was fast. The flat is very comfortable inside, the 2 bathrooms are convenient and does have an beautiful sea view as stated."

  "The building and grounds with a swimming pool and braai area are well maintained, secure and quiet, no loud noises. The flat is nicely furnished and had everything that we needed for our stay.We enjoyed the view from the patio, at the river bend that leads out next to the beach into the sea. We saw plenty of wildlife from the patio - ducks, a fish eagle and other bird species such as peacock and swallows, dassies, monkeys and salamanders.A walk away from the flat is the Waffle House that leads out to the beach. Thank you for our lovely holiday at the beach."

  "We stayed at Providence 40 for 2 weeks and we had a fantastic honeymoon. The view is amazing and we received a very warm welcome on arrival. Providence 40 is very close to the beach and we will definitely returning for holiday there in the near future. Thank you Carel!"

  "The stay at providence is exquisite! There is a enormous balcony in the unit with a panoramic view of the ocean and the surrounding lagoon area. The unit is quite large allowing a relaxed atmosphere for someone who doesnt like to be cropped up! The unit is clean and close to all close by amenities. It is in a nice secure complex and away from the hustle and bustle of the margate holiday makers. Carel is a friendly gentleman who ensures that his guests get what they paid for! Will reccomend it to anyone!"

  "The view was nice but personnaly I would not go back. None of the lights outside the apartment worked and I fell with my baby on the stairs. We must payed R400 for cleaning service which we did not get. No responce from the owner when you try to complain. So I'm really disappointed!"

  "I enjoyed four nights at PROVIDENCE 40 which is situated 400 metres from Ramsgate Blue Flag beachfront. Providence 40 has a majestic view onto the river mouth which meets the beachfront. As a family everything you need is in Providence 40, from privacy in a separate en-suite double bedroom to a lovely family braai area on the balcony which you will definitely find yourself gravitating towards throughout your stay. The ammenities surrounding Providence 40 are close to perfect from paddling down the river in a paddle boat, to canoeing (don't forget to take a pair of binoculars as you might catch a view of a mother duck gliding upstream in unison with her ducklings which is amazing). The pictures on the website do not do justice and you also cannot put a price on the value of a stay at Providence 40. I will definetly be returning to my new home away from home. Thank you Carel for such a lovely gift as Providence 40."
