San Lameer Villa 2205 with sea views

Villa 2205 is a lovely privately owned four-bedroom villa located on San Lameer Golf Estate. This free-standing house is air-conditioned throughout, has beautiful sea and garden views and is tastefully furnished with lots of cane and wooden flooring, giving it a homely and cosy feel.

The ground floor features the beautifully decorated main en-suite bedroom, an open-plan living and dining room, and a fully-equipped kitchen with microwave, dishwasher, washing machine and tumble-dryer. The living area walks out on a covered patio with built-in gas barbecue and the patio connects with a covered car porch and has a large lawn in front. Leading down from the patio is the second main en-suite bedroom. This room has lovely garden and sea views and is a haven of tranquility being completely private from the rest of the house, ideal when you bring the grandparents, married children or friends along.

The top floor of the house boasts a TV room with flat screen TV and DStv, two twin bedrooms that share a bathroom, and an open patio with lovely sea views. The house is fully serviced on a daily basis and linen is changed once a week. It is located within easy walking distance of all amenities including the protected Blue Flag Marina Beach. The villa is rated four-bedroom Superior by the official San Lameer letting agency. San Lameer is situated close to Southbroom on the lush and tranquil lower KwaZulu-Natal South Coast, en-route to the Transkei Wild Coast. It is a conservation haven with over 200 bird species and herds of impala, reedbuck, red and grey duiker, and bushbuck roaming the estate and often encountered on the network of walking trails through indigenous flora and protected forest and dune areas.

Apart from the superb championship golf course and 4 Star Resort Hotel, the resort also offers hiking trails, floodlit tennis and squash courts, cricket practice nets, volleyball, bowling greens, a nine-hole mashie golf course, a kiddies play park, paddle boats and canoes, a library, Spar superette, clothing boutique, beach take aways, two swimming pools, a catch and release dam, and of course direct access to a 1 km long Blue Flag beach with shark nets and lifeguards.

The Lagoon Grill, overlooking the pool and lagoon with its myriad of bird species, is open for breakfast, lunch and dinner. An extremely efficient security system is another feature that distinguishes San Lameer from other resort estates. The entire property is surrounded by an electric fence and the entrance gate is carefully monitored, with no visitors admitted without prior arrangement.

    "We had a good holiday in San Lameer and the property was okay. It has great sea views, is a good size for 8, and the gas braai in the covered patio plus a separate weber braai in the garden is a plus. <br/><br/>There are very obvious negative points though. The bathrooms (note - no photos in marketing probably gives a clue) are, I suspect, original to the property (1980's/90's vintage) and very very dated, yet functional. Ideally they need fully modernised, but as a minimum tile work could do with being re-grouted, lighting improved, etc. Only 1 overhead shower is quite limited for a property of this size. Two of the baths do have handheld shower attachments, but not ideal. The worst of the property are the couches, both upstairs and downstairs; they are a bit grubby and need re-upholstered as a minimum (ideally they would be replaced). Chairs around the dining table are beyond their useful life and need replaced. A couple of things didn't work for us as they should (the DSTV, the DVD player, the daily servicing) but the owner did their best to have resolved promptly for us. <br/><br/>Overall the property is okay, but a bit of a shame capex has been neglected as it has good infrastructure (sea views, large property, location, etc), and a good quality refurb project could make this into a really superb luxury property that would return income and value to the owners for years to come. On the basis that previous comments have been similar to mine (on couches, dining table chairs, etc) I guess this is unfortunately not on the owner's agenda.<br/>"

    "2205 was fine for the stay. Dcor is tastefully done but the unit itself is dated and is in need of refurbishment especially bathrooms finishes, cupboards, kitchen zinc, lounge furniture broken, sagging beds . Maintenance also due as some lights are not working, two point plugs missing, air-con remotes not working/ no batteries."

From furniture, to fittings, appliances etc. Everything requires a major uplift. If you want to continue charging premium prices, put some money back into the property"

    "We thoroughly enjoyed our stay at Villa 2205. It is a spacious unit - we were 5 adults and 2 children and we had more than enough space for all of us. The unit was clean and well equipped, with a few extras like a gas braai and a coffee percolator, which added to our comfort. The unit is centrally located within the estate. San Lameer is a wonderful holiday estate for families. The sea views from the villa are beautiful and we managed to spot a couple of whales during our stay. We will definitely be back!"

    "Villa 2205 is a very nice unit - It has great views from both the Ground floor and the First Story . The unit is spacious and very comfortable. The owner is very friendly and pleasant to deal with. My only criticism of the unit is that the toilet in the main bathroom makes an exceptionally loud noise when being flushed.Hope to be be back soon!"
